1. Binding Nature
By paying the reservation fee or the rental price, the lessee accepts the booking terms related to the use of the villa and agrees to comply with them. The booking terms are binding for both the lessee and the lessor once the lessee has paid the reservation fee or the entire rental price.
2. Booking and Cancellation
The booking is confirmed and binding once the lessee has paid the reservation fee or the full rental price.
The rental price must be paid in full according to the schedule provided at the time of booking.
Cancellations must always be made in writing to the lessor. A cancellation is considered to have occurred when the notice has been received in writing. Cancellation can be done via email.
A partial refund may be granted if the cancellation is made in advance within the specified dates provided at the time of booking.

3. Lessor’s Right to Cancel the Reservation
In the case of a force majeure event, the reservation can be canceled, and the reservation fee or the full rental price will be refunded.
4. Keys
The main entrance of the villa has an electric lock. The lessee will receive a door code or a separate key before arrival, which will work for the entire rental period. Instructions for other keys will be provided when handing over the villa. Further information about the keys can be found in the villa folder.
5. Bed Linens
Bed linens and pillowcases must be used on the beds. Sleeping bags are not allowed to be used on the beds. If bed linens are not used, the lessee is fully responsible for the additional costs incurred.
6. Smoking
Smoking inside the villa is strictly prohibited. Smoking is allowed on the balcony or terrace. Throwing cigarette butts or snus on the yard or terrace is prohibited. Cigarette butts must be properly extinguished. Any costs incurred from ozone cleaning due to indoor smoking, as well as any potential loss of rental income due to cleaning, will be charged.
7. Pets
Pets are allowed in the villa if specifically agreed upon. There are two designated rooms in the villa where pets are not allowed.
8. Staying at the Holiday Destination
- The villa is at the customer’s disposal from 4:00 PM on the day of arrival until 12:00 PM on the day of departure, unless otherwise agreed at the time of booking.
- Proper behavior is required in the villa, and disturbances to others, such as neighbors, must be avoided.
- In the sauna, seat covers must be used, and the lessee must bring their own personal hygiene products.
- No electricity should be drawn from the villa for constant car heating, for example. Charging an electric or hybrid car is allowed.
- Smoking is not permitted in the outdoor hot tub.
- The lessee must turn off the water tap after using the washing machine. Do not leave machines running unattended.
- Towels or other wet items should not be dried on interior doors.
- Please familiarize yourself with the villa folder and the safety instructions on-site.
- In winter, pay particular attention to slipperiness when using the hot tub. You can use the extra towels in the bathroom to dry/protect the hot tub steps.
- Ensure all keys to the villa are returned to their proper places. Lost keys will be charged according to the costs incurred.

10. Number of Occupants
The villa may only accommodate the number of people specified in the booking confirmation. The use of tents, caravans, or motorhomes on the property without the lessor’s permission is prohibited.
11. Subletting the Villa
Subletting or re-renting the villa to a third party is strictly prohibited.
12. Complaints
All complaints should be addressed promptly using the contact details provided at the time of booking.
13. Right to Change Prices
The prices listed are valid until further notice and may vary depending on the season and offers. We reserve the right to make changes.
14. Insurance
The lessee is responsible for their own actions during the stay or visit and should ensure that their personal and property insurance is valid. Children and pets are the responsibility of their guardians.
15. Damages
The lessee is liable for any damages caused to the apartment or its furnishings and for any indirect damages, such as cancellations of subsequent rentals. If the damages result from disregard for others’ property, it will be considered vandalism, which will always be reported to the police and for which compensation will be sought in addition to repair costs. If the parties cannot agree on the compensation claim, the matter will be handled on a case-by-case basis in district court. The parties will primarily seek to resolve any disputes through mutual negotiations.
